Thank You, Wellesley-

This Video is For You!

Jon, Jen and the team made this so easy and clear. We were advised what to expect and when. They were clear what they needed us to do and what they would do for us. They had people in place to help prepare the home. They answered every question we had. When it was listed, the communication was clear, the plan was put in place, the advertising was amazing and the home sold with 4 showings and 3 offers! Can't beat that!

Wonderful Wellesley and a Stunning Lot (with no rear neighbours)!

One of the major motivations for clients when moving outside of the city (aside from the quiet, rural lifestyle) is to get more bang for their buck. That means a bigger lot, more house, and more outdoor living space.

This backyard is worth the move to Wellesley alone! Fully fenced with double gates on either side of the property, no rear neighbours, and a pergola that adds additional seating and dimension. The backyard has a full shed, and the deck was redone in 2017 with a natural gas hookup for the barbeque.

This Brick Bungalow is Forever Living at it's Finest!

What more can we say about this bungalow - it's got everything, from tons of space for the whole family, to luxury finishes. This home is move in ready without having to even lift a finger.

When walking into the foyer of this house for the first time, it's impossible to not notice the grand feel that this house gives off. The foyer is large, and the front double doors give way to a beautiful family room with vaulted ceilings, big windows, and tons of natural light. This home is very private with no rear neighbours, and gives you a feeling of spaciousness. Between the main level, the kitchen, and the backyard, this house is the perfect place to entertain at any time of year!

We wanted to highlight what might just be our favourite room in the entire house. This is a custom kitchen, fully renovated and no expense was spared. The kitchen has double doors that lead out to the deck and barbeque that let in a ton of natural light, making this space nice and bright feeling. The range is one of the nicest we've seen, with an oversized hood vent, natural gas burners, and double oven doors. All of the little touches you'll find in this kitchen really make it feel as custom for the space as it is.

Dining Room, Office, Whatever You Need!

Right off the kitchen is a more formal dining space that is currently being used as a large office. The room has two large doors to separate the space from the foyer and the kitchen, large windows letting in tons of natural light (we're not kidding, this house is bright!), and a lot of functional space that delivers a truly multi-purpose room.

Three Bedrooms, Two Full Bathrooms on the Main Level!

Down the hallway on the main level you'll find three bedrooms and two full bathrooms. The primary bedroom is a very good sized room and features two double door closets and a large ensuite bathroom.

All three rooms in this space have ceiling fans, and both of the other bedrooms are good sized rooms with their own closets. Having three bedrooms and this much space on the main level is a really unique benefit that this home offers, and isn't a very common feature in bungalows.

We've Been Hiding Something From You...

This home has an ace up its sleeve tucked away in the basement. Because this home is a bungalow, it has a huge footprint and a large basement.

There's tons of space for entertaining, a natural gas fireplace, a separate entrance giving the space in-law potential, and a few other hidden features that we'll share with you in just a minute. With the elevation the home was built on, the basement windows are huge and let in a ton of natural light, unlike a lot of other lower levels in bungalows.

The Benefits of this Bungalow's Basement!

There are some major benefits here, from the full wet bar, to the workshop and some more nice features in the utility room.

The wet bar is an official wet bar that has been fully set-up with plumbing, so not only could it be a great place to entertain, but it also could be set up as a kitchenette for use as part of an in-law suite with the separate entrance.

The keyword for the space in this workshop is generous. One of the key things in this workshop is a separate panel that's used inside the workshop, and lots of counter height outlets.

The big ticket items in this home have been well taken care of. The water softener was new in 2018 and is owned, so there's no rental fee involved. The furnace is original, but has been meticulously maintained on a rigorous maintenance program that has kept the furnace in great shape. One thing to note: when you do replace the furnace, all of the correct piping has been run to the unit, so the installation will be less expensive and much easier to complete.

Enjoy Main Floor Laundry!

This may just be the bungalow feature you didn't know you need!

Tucked away at the top of the stairs is a spacious laundry room with extra storage. The washer/dryer was replaced in 2019, so you won't need to make the change anytime soon. The laundry room also has a separate door out to the garage for easy access.

Wonderful Wellesley!

Moving to Wellesley is so much more than just buying a house in a neighbourhood- It's buying a home in a community! And we mean community in the truest sense of the word!

Wellesley is the kind of town where your entire street spends hours with you searching for your lost dog in the rain. A community that comes together to support each other as one of their own face a devastating house fire that leaves them with barely the clothes on their back. It's a place where hot, home cooked meals are left on your door step when a new baby is born and you can't remember the last time you brushed your teeth, let alone ate something.

Wellesley is a special place- a community in every sense of the word and we are waiting for you!

Everything You Need:

The town of Wellesley offers everything you could possibly need- all within walking distance from your home!

The Wellesley arena provides a little something for everyone in the family. Home to the Wellesley Apple Jacks, the Wellesley Arena offers hockey for every age group as well as family skating in the winter months. Located a very short walk from your home!

Located in the same space as the Wellesley arena are soccer fields, baseball diamonds, an accessible children's park, splash pad and a leash-free dog park! Truly something for everyone in the family!

Restaurants:

Home to Schmidtsville Restaurant and Mike's Tavern on the Nith, your dining out options are simply delicious! We highly recommend the ABC Burger and Wing Night (Wednesday night!) at Mike's and breakfast at Schmidtsville as well as pretty much every cream pie they offer! *drooling*

Looking for an exceptional coffee? Don't hesitate to check out Grammys for one of the most delicious hand-made lattes you have ever had. While there, consider wandering their aisles for some of the most beautifully curated gifts and items for the home!

Wellesley Public School:

Not far from your home is Wellesley Public School! Known in the community as an excellent school with some of the brightest and most engaged teachers! Go Eagles!
