Floor Plan:

Total Square Feet: 1,377.60 (iGuide Measurement)

This Cottage is Just Minutes from Lake Huron and Offers 4 Seasons of Living at its Absolute Finest!

Welcome to Point Clark, Ontario, located on Lake Huron, and certainly one of the most beautiful parts of cottage country in Canada- Offering one of the best sunsets in the World! We're so excited to share this amazing three bedroom, four season cottage with vaulted ceilings, a private backyard oasis, and a lake lifestyle like no other.

A Cottage With Like-Home Amenities!

It's safe to say that no stone was left unturned in this custom-built cottage. It features lots of updates, and a few important quality of life features that makes this property truly feel like home.

The kitchen has a ton of storage space for all of the appliances and kitchen supplies you need to whip up delicious meals here. It also has a huge island where all of your family and friends can gather and enjoy some quality time. All of your guests can be included in the conversation too, as this home has a great open concept layout that allows for everyone in the living room and kitchen to be involved in the action.

A Primary Bedroom with Ensuite!

This home's primary bedroom is such a peaceful and serene space that overlooks the backyard.

It's not everyday that you find a cottage featuring a primary bedroom with double closets, an ensuite bathroom, and even a linen closet built right into the ensuite bathroom itself. This home's ensuite bathroom is a full 4-piece with a new shower insert that is easy to maintain and keep clean.

A Backyard That Steals the Show!

This home's backyard is truly a private oasis that offers tons of space to make it your own. Currently, there is a volleyball net and a firepit, but there's lots of room for whatever you want - whether that's a croquet pitch, a badminton court, or anything else that your family desires. This backyard almost feels like a private park - it's very lush, and you can't even see any other cottages from the backyard at all, so no fence is needed to maintain your privacy.

Another great feature of this wonderful cottage is that it has not 1, but 2 covered porches! The first porch is located at the front of the home, where you can sit out and enjoy the scenery of the quiet court that this home is located on. Or - as we prefer - you can enjoy the back porch overlooking the beautiful backyard. Point Clark really is a nature lover's paradise, as you will be joined by hummingbirds, butterflies, bunnies, and even deer as well!

A Large Garage To Store all of Your Outdoor Toys!

This home has a large garage that is without a doubt larger than a standard double car garage.

Whether you want to use this space to store your outdoor toys or turn it into a hobby workshop, the choice is yours. The garage has two garage doors, a man door to the front, and another door that leads to the backyard. The space is also quite bright as it lets in lots of natural light through the windows located on 3 sides of this detached building.

Details About the Crawlspace:

This home was custom built back in 2007, and the builders used concrete to build out the crawlspace, so naturally its very clean and tidy. There are 2 access hatches, one in the mudroom and another one in a bedroom closet (which offers easier access). The water heater is housed in the crawlspace, along with the electric furnace and an HRV, which is great for keeping the cottage air fresh and clean. There's also two sub-pumps downstairs, one of which that runs on water, so if the hydro goes out, you won't have issues maintaining the same water table.

Some More Need-to-Know Features

During the building process, the homeowners included a lot of amazing finishes to this home.

Throughout the home you'll find high quality laminate flooring. During the design process, the homeowners selected the thickest flooring that was available, and the quality of the flooring product really shines through. The vaulted ceilings are made from tongue and groove pine, which gives this home a very cozy and cottage-like feel to it.

There are three separate control panels located off the eat-in kitchen, offering control over the fireplace, the electric forced air furnace, and the humidifier as well. We're happy to share that the fireplace has a built-in fan, which is used as the primary source of heat during the winter months by the current homeowners.

This home is outfitted to be used as a four season cottage, which means staying warm in the winter and cool in the summer has been taken care of for you. The gas fireplace is the primary source of winter warming, and is powered by a propane tank. The furnace is electric forced air, which means there's no baseboards - and it's actually quite efficient to run.

Opening the windows lets in a great cross breeze, and means that air conditioning is not needed for the vast majority of the year. This home does not currently have AC installed, however there is a space to install a unit outside if needed.

Here's a unique feature of this home - it's connected to municipal water! The water is not metered, and its usage is included as part of the property tax payments for this home. While it does not have a water well, it does have septic tanks in the backyard that are covered with patio stones, in case access is ever required.

Custom-Built, With No Detail Overlooked

It's safe to say that these builders really thought of everything when they built this cottage property.

One feature that Jon really loves is the backup generator, which is surprisingly easy to use. Once power goes out, you simply turn on the generator, turn on your breaker switch, and continue on like nothing happened!
